Four ways LBBM is different

Independent, never a selling agent in disguise

LBBM works exclusively for buyers. We do not sell properties, manage listings, or accept referral fees from real estate agencies, developers, or mortgage brokers. Many agents who describe themselves as buyer's agents also hold selling licences or take referral commissions. When a developer pays a buyer's agent a fee to recommend their project, that agent's advice is no longer independent. Our fee comes from you alone. If a developer offers any buyer's agent an incentive to send buyers to their new complex, an independent agent has no reason to recommend it. We do not.

LBBM was founded and is led by Loveness Matemera, who has lived and worked in Perth for many years and purchased property here herself. This is not a national franchise with a local representative. It is a Perth-specific practice with deep familiarity across suburbs, agents, schools, infrastructure, and the small details that make one street better than the next. That knowledge is built through years on the ground, not acquired in a training course. A first home buyer asking about a specific Perth suburb will get an honest answer, not a generalised one.

Fluent with interstate and expat investors

Buying property in Perth from interstate or overseas requires a representative you can trust to act without supervision. LBBM has worked with buyers based in Sydney, Melbourne, Singapore, and elsewhere who needed someone reliable on the ground. We attend inspections, prepare written reports, and communicate clearly throughout. Interstate investors also need advice on Perth-specific market conditions, which vary significantly from east coast dynamics. A buyer from Melbourne assuming Perth prices follow Sydney's lead has a different brief than a local buyer. We understand that distinction and account for it.

LBBM runs a structured process because without one, buyers rush at the wrong property, skip due diligence under deadline pressure, or overpay at auction because they felt emotionally ready. We set limits before we enter negotiations. We present evidence before we recommend. We advise clients to walk away from properties that do not meet the brief, and we mean it. A client who reconsidered their brief on their third shortlist ultimately bought a better match three weeks later. Patience, applied with data, produces better outcomes.
